District - new condo by Amy Sacco - Wired New York Forum

Amy Sacco (owner of several nightclubs like Bungalow 8) is a consultant on a new condo that just went on sale today -- District.

Www.districtny.comThe website has pictures of apartments which actually look decent and not TOO terribly overpriced.

They're definitely trying to sell the "lifestyle" rather than the real estate, though.But especially interesting (NOT!) is the movie on the webpage -- like watching a Calvin Klein ad.

Http://districtny.com/movie.htmlThe video doesn't show the apartment at all, but there's three minutes of black & white footage showing beautiful models hanging out in bars, walking through Times Square, admiring architecture around amy lynn baxter city, etc.

And I love the part where the beautiful people park the car beside the fire hydrant for no real reason.Do people really buy apartments because there's pictures and videos of super-beautiful urban-cool people on the webpage?

But that can change overnight.

Look at the lower east side or the meatpacking district 5 years ago -- nobody three men and a baby then could possibly have guessed there'd be so much high-end nightlife there today.

Many of the conditions that applied to those neighborhoods then exist in FiDi today, so the question is just whether developers can attract enough residents/bars/clubs/whatever to create a critical mass that grows itself.For instance, this condo will include a high-end restaurant by the owner of Budakahan.

If you get 2 or 3 more similar places in the same area, then you may hit a tipping point overnight.All the over-hyping of William Beaver, District, 20 Pine, etc is kindof silly.

Yet I have to wonder whether the developers might be able to actually pull it off the same way they did with other Tribecca 15 years ago, East Village 10 years ago, LES & Meatpacking 5 years ago, etc.

Combined with the amount of money the city is spending in this area on parks and business incentivies, I think the signs are actually looking very positive.That said, though, the Calvin Klein video for this condo is still pretty bizarre.

But even without all the projects, won't the area hit criticial mass based on all the new condos alone?

Everyone says the problem with the financial district is that nobody lives there so it closes down after work.

But look how many new condos have opened in FiDi the past year (or are about to open).

Won't that many new condos attract a critical mass of residents?

Don't you think that will be enough to attract bars, clubs, shops to Fulton Street and make it a real neighborhood?
This used to be a Conway....and the construction has been constant for a long time now - I swear they must have removed 500 full-size garbage trucks from demolition work alone..Fulton St.

Is still grimey and dirty, but change is inevitable with all the residential projects - There is still a homeless shelter (outreach center?) on the street that attracts a lot of vagrants, the city's sketchiest Blarney Stone, and all sorts of street vendors crowding the amy lynn baxter from Broadway to Water St.

Also, Fulton St. is one of the nastiest streets in the early morning between Broadway and William - I don't know what the wash down from the sidewalks, but there is always toxic, putrid puddles of god only knows...
The area is already drastically different than it was ten years ago, and will be better amy lynn baxter in five years, cleaner, and with more services, etc.

I had an appointment today at District.

When I arrived, I was given a sign in sheet and had to seat myself in their "waiting room".

What was the range, out of curiousity?Not sure on the legality but I know that new development marketers will flash a range to let you know how much certain types of units will cost.
The sign out front is not exactly clear but says:1 BR, 2 BR, and Studios from the 500sPenthouses from 1.1 milAlso wanted to clarify what I wrote earlier about there being a homeless shelter.

It's actually a building (or HQ) that belongs to robbie maddison Coalition for the Homeless.

It's not clear to me if it is amy lynn baxter or soup kitchen, but there are definitely some down-on-their-luck people going in and out at amy lynn baxter times...

Looks like they've been removed now.But I remember the 1150 square foot 1 bedroom + home office was 999,000 and the 1 bedroom penthouse with terrace was 1.3 million.
The layouts are weak, long and thin....railroadish if u will.

$1000/sq ft to live here,,,,no thanks.
For the most part I agree although priscilla ceballos 2BR unit actually feels like a pretty nice apt...good size great room with good light with a nice split BR layoutI don't like the fact that they include the storage space in their square footage calcs but i guess all developers play that game
