Belleview Bitmore

Belleview Bitmore

From the St. Petersburg's Times. June 7, 2007:

BELLEAIR - Time might not be running out for the historic Belleview Biltmore Resort & Spa after all.

A Los Angeles-based investment firm that has a contract on the 110-year-old landmark, threatened with demolition since 2004, plans to close the deal on June 20 with the intent of rehabilitating and restoring it, to the delight of local preservationists.

Previous potential buyers, including Tampa-based DeBartolo Development, deemed such a plan economically unfeasible. DeBartolo's option to purchase the Biltmore expired in 2005. It initially had proposed replacing the structure with condominiums.

The threat of demolition has not been eliminated. Town officials on Wednesday said the application that the Biltmore's owner, Belleview Biltmore Resort Ltd., filed two years ago to raze the hotel can be transferred to the new owner.

"The owners never asked for a hearing, so it just kind of hung out there and it remains hung out there," Town Manager Micha Maxwell said of the demolition permit request. "My understanding of it is that it would transfer from the old owner to the new owner."

Maxwell said, though, he has received no indication the contract purchaser, Legg Mason Real Estate Investors, has any plan to demolish the 440,000-square-foot hotel, which railroad magnate Henry B. Plant built and opened in 1897.

"Every conversation I've had with them is they want to renovate it and they want to keep the structure," said Maxwell, who has met twice with Legg Mason's managing director, Joseph Penner, since March.

The only portions of the resort that would be lost are the pagoda-style main entrance that former owners added in the 1990s, and possibly the spa, Maxwell said. No renovation plans have been submitted to the town, he said. Repairs to parts of the roof damaged by Hurricane Jeanne in 2004 finally are under way.

Preservationists who have fought to save the stately Victorian-themed hotel, known as the world's largest occupied wooden structure, say they are pleased with what they have heard from Legg Mason representatives.

"They've agreed to give us a historic [preservation] easement on the hotel, which will protect it forever," said Rae Claire Johnson, head of the Friends of the Belleview Biltmore, which helped introduce Legg Mason to the Biltmore's current owners, represented by Urdang, a Pennsylvania-based investment management firm.

"They want to completely renovate it and bring it up to a four- or five-star property," Johnson said. "And they want to keep as much green space as possible. They're doing everything that we would have hoped."

Legg Mason's Penner did not return telephone calls Wednesday from The Tampa Tribune. Neither did Richard Wilhelm, the Biltmore's general manager. Vincent Sanfilippo, chief investment officer for Urdang, could not be reached.

The Biltmore's purchase price has not been disclosed, but Johnson said she heard it was between $30 million and $35 million. Legg Mason typically invests in apartment complexes, shopping centers and other commercial real estate it may view as undervalued, underperforming or badly managed.

There are few hospitality properties in its portfolio.

The National Trust for Historic Preservation in 2005 placed the Biltmore on its list of America's 11 most endangered historical places after its possible demise inspired a wave of protest in the Tampa Bay area.

The Biltmore has been on the National Register of Historic Places since 1979.

"I hope it's finally going to happen," Michael Sanders, a Clearwater historian, said of the hotel's restoration. "It's been rolling around for some time."

50th Anniversary of the Lego brick on Google

50th Anniversary of the Lego brick on Google

From the LEGO website:

50th Birthday of the LEGO Brick

The LEGO® Brick – A Quality Product

The 50th birthday of the LEGO brick is in January 2008 and there is plenty to celebrate. Children all over the world have played with LEGO bricks for the past 50 years, and LEGO is still right at the top of many wish lists – just as it always has been. Industry and trade associations also recognize the LEGO success. Just before the turn of the millennium the LEGO brick was voted “Toy of the Century”, one of the highest awards in the toy industry, by both Fortune Magazine in the US and the British Association of Toy Retailers.

The LEGO history began in 1932 in Denmark, when Ole Kirk Christansen founded a small factory for wooden toys in the unknown town of Billund in the south of the country. To find a name for his company he organized a competition among his employees. As fate would have it however, he himself came up with the best name: LEGO – a fusion of the Danish words “LEg” and “GOdt” (“play well”).

Barely 15 years later Christiansen discovered plastic as the ideal material for toy production, and bought the first injection moulding machine in Denmark. His courage, input and investment paid off: in 1949 he developed the LEGO brick prototype, which continues to excite countless children and adults to this very day. Over the years he perfected the brick, which is still the basis of the entire LEGO game and building system today. Of course there have been small adjustments in shape, colour and design from time to time, but today’s LEGO bricks still fit bricks from 1958.

Production of LEGO bricks with Acrylonitrile Butadine Styrene (ABS) began in 1963. This matt finish plastic is extremely hard, has a scratch and bite-resistant surface, and is ideal for keeping the bricks connected. LEGO labs regularly monitor the high quality of the ABS for the bricks.

LEGO bricks are produced in special plants in Denmark, the Czech Republic and Mexico. The ABS compound is not delivered in a liquid form, but rather as granules, which are heated to 232° C until they melt. Injection moulding machines weighing up to 150 tons then press the hot and “gooey” plastic mass into LEGO brick shapes. The shapes dry and harden and, voila – you have the famous LEGO brick!

There are 2,400 different LEGO brick shapes, which are produced with the greatest of precision and subjected to constant controls. Each injection mould is permitted a tolerance of no more than one thousandth of a millimetre, so that bricks of every colour and size stay firmly connected, allowing LEGO fans to build entire cities from all kinds of LEGO elements.

LEGO bricks in boxes that are not sold are melted again and turned into new bricks, in accordance with waste prevention and environmental responsibility.
About the LEGO Group
The LEGO Group with its headquarters in Billund, Denmark, is the fifth largest toy manufacturer in the world in terms of sales. Besides traditional LEGO bricks, its portfolio comprises 25 additional product lines sold in more than 130 countries. Worldwide, the LEGO Group today has 4,500 employees. The name of the company, founded in 1932, is made up of the two Danish words “leg” and “godt”, meaning “play well”.

determinants of private investment - The Nile

The Nile Basin: National Determinants of Collective Action

The Nile Basin: National Determinants of Collective Action

The supply and management of fresh water for the world's billions of inhabitants is likely to be one of the most daunting challenges of the 21st century. For countries that share river basins with others, questions of how best to use and protect precious water resources always become entangled in complex political, legal, environmental, and economic considerations. This text focuses on the issues that face all international river basins by examining in detail the Nile Basin and the ten countries that lay claim to its waters. John Waterbury applies collective action theory and international relations theory to the challenges of the ten Nile nations. Confronting issues ranging from food security and famine prevention to political stability, these countries have yet to arrive at a comprehensive understanding of how to manage the Nile's resources. Waterbury proposes a series of steps leading to the formulation of environmentally sound policies and regulations by individual states, the establishment of accords among groups of states, and the critical participation of third-party sources of funding like the World Bank. He concludes that if there is to be a solution to the dilemmas of the Nile Basin countries, it must be based upon contractual understandings, brokered by third-party funders, and based on the national interests of each basin state.

Samuel Adams' Gravesite

Samuel Adams' Gravesite

Birth: Sep. 27, 1722
Death: Oct. 2, 1803

Declaration of Independence Signer, Massachusetts Governor. The cousin to John Adams, second President of the United States, he was a leading speaker in the cause of American Independence. Born in Boston, Massachusetts, the son of a respected landowner and brewer, he attended Harvard College, graduating in 1740. Entering private business, he was never a success at it, and by 1764, he was deeply in debt. As poor a businessman as he was, he was a greater success in politics, and founded a number of patriotic societies, and was active in Boston town meetings. He openly opposed the Sugar Act, the Stamp Act, and spoke out against British colonial policy. From 1765 to 1774, he served in the Massachusetts legislature, and as its clerk, corresponded widely with other colonial leaders. Writing for the Boston newspapers, he condemned what he considered British government tyranny and in 1772, set up the Committee of Correspondence, which kept other colonial leaders informed as to what was happening in each of the colonies. A founding member of the Sons of Liberty, Adams is believed to have helped organize and signaled the Boston Tea Party in 1773, an act that in 1774 made King George III close Boston Harbor and to declare the colony in a state of rebellion. Calling for a congressional congress made up of representatives from each of the colonies, Adams and four others represented Massachusetts in the First Continental Congress in 1774. In 1775, he was selected for the Second Continental Congress, which produced the Declaration of Independence, and Adams signed for Massachusetts. Continuing to serve in Congress until 1781, he worked on numerous congressional committees, and supported George Washington as Commander-in-Chief of the Continental Army. After independence, he continued to work on supporting the concept of a Federal Government, and helped to ratify the United States Constitution in 1787. He was elected Governor of Massachusetts from 1793 to 1797. (bio by: Kit and Morgan Benson)

79/365 - pardon me, i need to take this call

79/365 - pardon me, i need to take this call

President Obama,

How are you?
Things working out well in the new house?
Any closer to choosing a dog for Sasha and Malia?

Well, thanks for calling me back... I know that things have been incredibly busy for you over the past few months and I'm very happy you took the time to give me a call.

So, this is why I called you... I wanted to talk to you about this AIG Bonuses thing.

Yes Mr. President... I know you are angry about the bonuses.

Yes I know you feel they shouldn't be rewarded for their incompetence...

I'm very sorry to interrupt you Mr. President, but I feel like you are doing our country a great disservice by taking the stance that you are.

We the people need you to be the voice of reason. You are supposed to be the calm voice that keeps us from doing irrational things, not provoking us to do irrational things.

I'll try and make this short. Firstly I think you need to explain to the american people what a retention bonus actually is. It is not a bonus to reward incompetence, but rather a "bonus" to keep vital employees through a difficult time at a company. It's an effective way to keep valuable employees with your company whom might otherwise go to other companies when the going gets rough I've been watching the news quite a bit this week and I've yet to hear this mentioned. They keep saying bonuses as though this was a reward for great performance. This was not a reward for great performance... this was an incentive for employees to stick around...

Yes... Yes Mr. President, I understand that these are some of the employees that drove the company into the ground. But, would you rather all of the employees of this company jump ship and essentially kill AIG? This is a company that the American People now have an 80% stake in. This is the company that was "too big to fail." Shouldn't we want this company to succeed? And losing a good portion of their core employees would certainly be a death blow to a company, especially when it is in a weakened condition.

Besides, isn't there a chance (even a very good chance) that some of these employees actually do deserve these retention bonuses? That they are good employees? That company couldn't be made up of only horrible employees.

Furthermore I've seen Ali Velshi standing in front of a big board on CNN showing everyone a big graphic of the amount of people that were offered the retention bonus (they were symbolized as Green People)... And then he showed how many people left after accepting the retention bonus (they were red)... but he left out one VERY important piece of information. If you leave the company before the specified retention period is over, you have to pay back the retention bonus... they don't get to keep it. Isn't that an important little piece of information. Isn't it important that the American People understand this? Don't you feel this is your duty to help inform the public. The People trust you. You should really be using this public trust to be calming people down, rather than making them more angry. I really don't believe that you should be going onto Jay Leno and telling america how mad you are that these employees are getting these "bonuses" even if that is how you feel. We need a calming voice right now, not one that is making us angrier.

I'm sorry, I'm rambling... I'm obviously nowhere near as eloquent as you are.

Secondly, I feel like it needs pointing out how "little" 165 Million dollars is. I know that is a lot of money... But we have invested 182.5 Billion in AIG... We need to put this into some sort of perspective for people to truly understand. Those numbers are WAY too big for people to get.

So, let's frame those numbers differently... Let's say I loaned you $1,825.00 so you could go out and get a Nikon D90... and a Nikkor 70-300 VR Lens. So, while you were picking up the camera and the lens you also picked up a pack of gum for $1.65. Should I get LIVID about that? Really, really livid and insist that you give me that pack of gum. Doesn't that seem just slightly crazy? Well, that is essentially the same portion of money that the american people are getting mad about... And that money went to help keep the company afloat.

Mr. President, we all need to step back and take a deep breath. You can help us do that. We essentially own this company now and we should care if the company survives. We should care that they have happy employees and that their employees don't jump ship. And acting as though those employees are the scum of the earth certainly won't convince employees of a company that a few months back we called "too big to fail" to stick around for the long haul.

OK, I know you have a lot of other things to get to. Thank you so very much for the opportunity to talk to you. I hope you have a nice weekend. Good luck with your NCAA Pool, you're gonna need it...

A very beautiful morning

I need help! I need to decide what lens to get for my birthday, which is in just 2 weeks. Has to be in the vecinity of $500-$700. Maybe. Don't know.

Candidates so far:

Canon 10-22mm f/3.5-4.5 (ultra wide angle)

Canon 85mm f/1.8

At one point I was looking at Canon 16-35mm f/2.8L but I realized I won't be making the switch to a full frame camera any time soon, so it doesn't make sens to invest such a huge amount of money only to get a regular wide angle out of it. I know, I know, that f/2.8 and the L are winking at me badly...

The Canon 17-40mm f/4L could be an option - but it's just f/4. But so is my 70-200 and I am happy with it (do I wish I had the f/2.8 version? You bet, but I am still very pleased with it). The 17-40 is an L lens and the contrast and colors are pretty impressive.

I'd like a wide angle that could take not only landscape and architecture shots, but also pet portraits and be used indoors

Current line-up of lenses:

Canon 24-70mm f/2.8L (love it! - it was last year's birthday present)
Canon 70-200 f/4L (best for action shots - got it 2 years ago, again as a BD present)
Canon 50mm f/1.8
Canon 18-55mm f/3.5-5.6 (kit lens which I have to work really hard to get decent results)

Maybe another option would be the newer 18-55 f/3.5-5.6 IS? That is less than $150... if it focuses better than the one I have maybe it would be worth it?! Don't know...

What do you guys think?

My winter project/winter rollers bike is complete. With the initial investment of $285 - funds from selling my extra set of Krietler rollers on CL - I completed the final build last night after receiving the correct bottom bracket and spindle Friday afternoon from a good friend of mine in Portland. All the rest of the parts have been spares sitting around just waiting to go onto something like this! The wheelset you see here was originally built for the Mondia until I realized the rear triangle of that bike had at one point in it's life spread to accept 6-speed spacing.

This is a christogram: it's the distribution of dice rolls during a game of Seafarers of Catan. It was meant to demonstrate how my friend Chris can not roll dice to save his life, but as it turned out, I was the one with the problem. (I'm the middle section).

It also turns out that I'm bad at dates. Yesterday was the 28th, not the 29th as noted.

As Chris noted: "Catan doesn't take a lot of number crunching -- but complaining about it does!"

A Shack I Own In Eloy, Arizona // U Wouldn't Wanna Live Here!

The Zoning dept sent me a note to secure the front door; got the house through tax-liens. I let the son of the woman who owned it live there for at least three years (she died) without paying rent, he recently moved out. It smelled like piss inside . . . I didn't see if it had a bathroom or kitchen! (Stupid me!)

UPDATE (June 27, 2009): Got a call from someone interested in buying the house . . . they looked closer and told me it can't be fixed and should be torn down! The City offered to tear it down for me. It's made of adobe, which is hard to restore.

UPDATE (Feb. 22, 2010): Someone started a fire in the house so the City is going to tear it down for free.

UPDATE: The house is no longer there.

  • solar energy: energy from the sun that is converted into thermal or electrical energy; "the amount of energy falling on the earth is given by the solar constant, but very little use has been made of solar energy"

  • Solar energy, radiant light and heat from the sun, has been harnessed by humans since ancient times using a range of ever-evolving technologies.

  • Solar power is by far the Earth's most available energy source, easily capable of providing many times the total current energy demand. The largest solar power plants, like the 354 MW SEGS, are concentrating solar thermal plants, but recently multi-megawatt photovoltaic plants have been built.

SUMMIT

SUMMIT

The summit of the 14,411 foot Mount Rainier as seen from a south-south-west direction.

The dark blue color of the sky is due to Rayleigh scattering (Rayleigh was a famous Brit, but that is another story). As light moves through the atmosphere, most of the longer wavelengths pass straight through. Little of the red, orange and yellow light is affected by the air and pass straight thru to warm the earth below.

However, much of the shorter wavelength light is absorbed by the gas molecules. The absorbed blue light is then radiated in different directions. It gets scattered all around the sky. Whichever direction you look, some of this scattered blue light reaches you. Since you see the blue light from everywhere overhead, the sky looks blue. At higher altitude, there is less atmosphere to scatter this blue light so the sky is darker. In space, where there is no atmosphere to scatter/reflect this light, the sky is totally black.

Now you have completed your physics lesson of the day :--)
