The Niagara and United Office Building

The Niagara and United Office Building

United Office Building is an art deco skyscraper located in Niagara Falls, New York at 220 Rainbow Boulevard.
Designed by architect James A. Johnson. Completed in 1929 on the eve of the Great Depression, the building is one of the most important landmarks in downtown Niagara Falls. Constructed of steel and brick with a terra cotta facade, the building's art deco elements of sculpture and pressed terra cotta brick are in a Mayan style.[2]
At 20 stories, it was the tallest building in Niagara Falls until 2005 when it was surpassed in height by the nearby Seneca Niagara Casino and Hotel. Given the structure's height, the top floors offer spectacular views of the American and Horseshoe Falls of Niagara Falls.
The building was abandoned in the 1980s and was purchased in 2004 by the USA Niagara Development Corporation for one dollar. Carl Paladino's Ellicott Development Company has undertaken extensive renovations of the building. The building now contains 27 upscale apartments, some office space, and a 38-room luxury boutique hotel, The Giacomo (opening Dec. 2009).
Given the building's historical and architectural importance, the building was nominated in 2005 for listing on the National Register of Historic Places and the New York State Register of Historic Places. It was listed on the National Register of Historic Places in 2006.

The Niagara, also known as Grand Hotel Niagara is a landmark hotel in Niagara Falls, Niagara County, New York. At 12 stories, it was designed by noted Buffalo architects Esenwein and Johnson and considered a skyscraper when it was built between 1923 to 1925. Located 1/4 mile from the Horsehoe Falls, it is one block from the Seneca Niagara Casino. It has nearly 200 guest rooms as well as convention facilities. Over time it has been known by various names including The Hotel Niagara; John's Niagara Hotel; Park's Inn; International; Days Inn-Falls View; and Travelodge Niagara Falls.
It was reportedly the home of Marilyn Monroe and Joe DiMaggio while filming Niagara in 1952. The property was closed for renovations for several years, while none took place. In 2010, the property was foreclosed by the State Bank of Texas after the owners, Amidee Hotels & Resorts, defaulted on mortgage payments. The building was condemned by the Niagara Falls Department of Code Enforcement after the heating system failed, which caused water pipes in the building to burst. The city shut off the water when this happened, leaving the building without running water or a functional sprinkler system, which constitutes several code violations.
In April of 2011, the property was sold at a foreclosure auction for $1,250,000 to Jamil Kara, a developer from Vancouver, British Columbia, Canada. He has told the Niagara Falls, N.Y. Gazette that he plans to build a five-star hotel and condominium.[2]
It was listed on the National Register of Historic Places in 2008

This side view shows the supply lines below the return lines. There are two pumps in the little brown outhouse 3 feet below the surface of the ground. The pumps are Grunfos water circulating pumps and pull 85 watts, but the pumps must be kept below water level, and primed at all times.
A third identical pump operates the radiant floor heating inside the house. The copper water lines are wrapped in fiberglass insulation, and then covered with PVC to keep it dry. Only the underground PEX lines to the house use foam insulation since the temperature is set not to exceed 120 degrees in that system by use of a mixing valve at the solar water tank. The panels are attached to the structure with green deck screws, with hurricane straps on the top and bottom of the panels
